When building something modern and new in an established neighbourhood, there needs to be great care to blend the architecture with the character of the area. This passive fourplex is eco-conscious, makes the best use of space and privacy, and features a stunning design with a palette and proportions that are right at home in the neighbourhood.

Each of the four homes features over 2,400 square feet of living space, built into the hill to transition from two levels to three, with terraced concrete planters along a lit staircase along the west exterior side. One of our favourite features is the exterior palette, featuring the soft greys of concrete, red cedar soffits, painted glass accent panels, and horizontal cedar siding finished in an incredible light turquoise that adds a subtle glow both day and night.

Inside, the suites are finished in crisp white with white oak millwork enhanced by porcelain kitchen tile backsplashes, a combination of black and silver minimalist hardware, and integrated storage tucked under the staircase. Eco-forward elements include solar shading, green roof and bio swathe landscape design by biophilia, triple pane doors and windows, the use of locally sourced natural building materials, and solar-ready. Passive is beautiful in the hands of the right design-build team.
